Home valuations give you valuable knowledge that can help you plan for the future and make smart decisions. It's good practice to stay informed about how much equity you have in your home and how much you may be able to borrow against it or sell it for.
Our tool gives you a detailed starting point. For the most precise valuation, reach out to discuss a customized Comparative Market Analysis or an appraisal.
Two accurate ways to perform home valuations.
MARKET ANALYSIS
A Comparative Market Analysis (CMA) is a tool used by real estate agents to value a home. It evaluates similar homes that have recently sold in the same area. Agents find comparable sales and use them to conduct a sales comparison. In most cases, an agent will find three homes that have recently sold and are as similar to and located as close to the home being valued as possible. Each one is then analyzed to pinpoint differences between it and the home being valued. Once these differences are priced out, the price of each comp is adjusted to see what it would cost if it was identical to the home being valued were it to be sold in the current market.
APPRAISALS
An appraisal is a formal valuation performed by a licensed, independent professional. Lenders order them for purchases and refinances, and the buyer or homeowner typically covers the cost. The appraiser walks the property inside and out, reviews comparable sales and market trends, and produces a detailed written report with a building sketch, photos, square footage calculations, and the reasoning behind the final number.
Why your home's value matters even if you are not selling.
REFINANCING
Your equity is the difference between what your home is worth and what you still owe. Lenders look at that number to decide what terms they can offer you, and the more equity you have, the better those terms usually get. Knowing where you stand before you start the conversation puts you in a much stronger position.
HOME IMPROVEMENTS
Not every upgrade pays you back. If your home is already near the top of what your neighborhood supports, a major renovation can price you past what buyers around here are willing to go. A valuation shows you where your home sits compared to others nearby, so you can put your money into the projects that actually make sense for your street.
QUALIFYING FOR CREDIT
Thinking about borrowing against your home with a HELOC or home equity loan? Lenders want to see that you have enough equity built up before they will approve you. A valuation gives you a realistic idea of where you stand before you apply, and your lender will run their own numbers from there.
PLANNING
You do not have to be selling to want to know what your home is worth. It is one of the biggest pieces of most people's net worth, and having a current number makes it easier to think through a job change, a growing family, or a move you have not fully decided on yet. It is good information to have on hand before you need it.
